Laguna Phuket is Asia’s first integrated resort (a thousand acres of parkland, lagoons and beachfront on Bang Tao Bay, master-planned by the Banyan Group) and buying property in Laguna means buying into that ecosystem, not just a unit. Six hotels including Banyan Tree, Angsana, Dusit Thani and SAii, an 18-hole championship golf course, Canal Village shopping and free lagoon boats between resorts sit inside the estate, with around 3,000 branded residences already home to owners from some fifty countries.
The estate’s origin explains its confidence: in 1984 the founders took over an abandoned tin mine considered too polluted to develop, planted more than 7,000 trees, and opened the flagship Banyan Tree Phuket a decade later. Forty years on, Banyan Group Residences remains the master developer, runs an official resale office, and has announced roughly 5,000 further residences across Laguna Phuket and neighbouring Laguna Lakelands, part of a stated US$1 billion residential commitment to the island. Few addresses in Asia offer that depth of single-developer track record.
One distinction most listings blur, and we keep explicit: “Laguna” on a portal can mean inside the Banyan master plan or in the wider Laguna–Bang Tao area around it. Both can be excellent buys, but they differ in management, owner privileges and resale dynamics. Residences inside the estate typically carry hotel-grade rental management and Sanctuary Club owner benefits across the Banyan Group; projects around the estate trade some of that for independent developers’ pricing. The investment case rests on the branded-residence premium. Phuket is Asia’s largest resort branded-residence market (C9 Hotelworks counted about 3,465 units in 2025) and branded stock has historically commanded a meaningful price premium over comparable non-branded product while holding value better in selective markets. Laguna is the centre of gravity for that segment on the island. The airport sits 25–30 minutes away; the golf course, beach and school run are inside or beside the estate. If you want a managed, lock-and-leave residence with resort infrastructure attached, this area is the benchmark the rest of Phuket is measured against.
